Selling Your Home in Southwest Michigan
Your home is more than a listing. It's where your life has happened. My job is to help you sell it for the best price and terms, with as little stress as possible. Here's how we'll get there together.
The Home Selling Process
Seven steps from "thinking about it" to "sold."
Let's Talk About Your Goals
We'll start with your timeline, your next move and what matters most to you. I'll walk you through the process and answer every question before you commit to anything.
Price It Right
I'll prepare a market analysis based on recent sales, active competition and current buyer demand in your neighborhood. The right price from day one attracts the most buyers. For a quick starting point, try our instant home valuation.
Prepare Your Home
Small changes can make a big difference. I'll help you decide which repairs are worth making, and share decluttering and staging tips so your home makes a great first impression.
Market to the Right Buyers
Your home gets professional photos, a compelling description, MLS exposure, social media promotion and outreach to local agents with active buyers.
Showings & Offers
I'll coordinate showings around your schedule and share feedback with you. When offers come in, we'll compare price, financing, contingencies and timing, so you can choose the strongest one, not just the highest number.
Inspection & Appraisal
Once you've accepted an offer, the buyer will usually schedule an inspection, and their lender will order an appraisal. If anything comes up, I'll negotiate on your behalf to keep the sale on track.
Closing Day
The title company prepares the final paperwork. You'll sign, hand over the keys and receive your proceeds. Congratulations on your sale!
Good to Know for Michigan Sellers
Local requirements and costs to plan for.
Seller's Disclosure
Michigan requires most sellers to complete a Seller's Disclosure Statement describing the home's known condition. I'll help you fill it out accurately.
Transfer Tax
Michigan sellers usually pay the state and county transfer tax at closing. We'll include it in your estimated net proceeds.
Title Insurance
In most Michigan sales, the seller pays for the buyer's owner's title insurance policy. It's another cost we'll plan for together.
Homes Built Before 1978
Federal law requires a lead-based paint disclosure for older homes. I'll make sure you have the right forms.
Get Your Home Ready to Sell
A quick checklist for a great first impression.
- Declutter and depersonalize each room
- Deep clean, including windows and carpets
- Make small repairs: leaky faucets, loose handles, burnt-out bulbs
- Freshen up with neutral paint where needed
- Boost curb appeal with tidy landscaping and a clean entry
- Gather utility bills, warranties and any repair records
- Service the furnace and air conditioner
- Plan where pets will go during showings
