Buying a Home in Southwest Michigan
Buying a home is one of the biggest decisions you'll make, and you shouldn't have to figure it out alone. Here's how the process works, step by step, from our first conversation to the day you get your keys.
The Home Buying Process
Seven steps from "just looking" to "welcome home."
Let's Talk About Your Goals
We'll start with a no-pressure conversation about what you want: location, size, schools, commute, timeline and budget. I'll explain how buyer representation works and what to expect, so you know exactly how I'll be working for you.
Get Pre-Approved
A pre-approval letter from a lender tells you what you can comfortably afford and shows sellers you're a serious buyer. I'm happy to connect you with trusted local lenders and explain loan options such as conventional, FHA, VA, USDA and Michigan first-time buyer programs.
Search for Your Home
I'll set you up with listing alerts so you see new homes the moment they hit the market. You can also browse anytime with our advanced property search.
Tour Homes Together
We'll visit the homes that fit your list. I'll point out what's easy to miss, like the age of the roof and furnace, signs of water in the basement, and how the price compares with recent sales nearby.
Make a Strong Offer
Using local market data, we'll decide on a price and terms that give you the best chance of winning the home while protecting you, with contingencies for inspection, financing and appraisal. I'll handle the negotiation from start to finish.
Inspection, Appraisal & Financing
Once your offer is accepted, you'll schedule a home inspection, and your lender will order an appraisal and finalize your loan. If the inspection turns up anything, I'll help you negotiate repairs or credits.
Closing Day
In Michigan, closings usually take place at a title company. We'll do a final walk-through, you'll sign your paperwork and get your keys. Congratulations, you're home!
Good to Know for Michigan Buyers
A few local details many buyers don't hear about until closing.
Seller's Disclosure
Michigan sellers must give you a disclosure statement about the home's known condition. We'll review it together before you make your offer.
Property Taxes Reset
Michigan property taxes "uncap" when a home sells, so your taxes may be higher than the seller's. I'll help you estimate them up front.
Homestead Exemption
If the home will be your primary residence, file a Principal Residence Exemption with your township or city to lower your school taxes.
Inspect Thoroughly
Beyond a general inspection, consider radon testing, a well and septic check for rural homes, and a sewer scope for older homes.
Your Buyer Checklist
Have these ready and you'll move fast when the right home comes along.

- Recent pay stubs, W-2s and bank statements
